  • Four year Engineering, Construction, Architectural, or construction related degree from an accredited College or University.

  • Minimum eight (8) years’ experience in the Commercial Construction industry with five (5) of those years leading a project.

  • Pre-construction experience thru closeout; including estimating, value engineering, contract exe4cution, bid procurement, and continued owner relations is required.

  • Strong time management, detail oriented, and excellent communication skills are required.

  • Proficient knowledge of Excel, Word, Microsoft Project, Primavera/Suretrack, AutoCAD, as well as estimating and project management utilizing cost accounting software (Viewpoint is preferred).

  • Other related degrees if supported by construction oriented course work or experience.

GENERAL SUMMARY OF POSITION:

The Project Manager (“PM”) is the primary administrative leader of the project.  Responsibilities include planning, organizing, and administering the successful delivery and installation of our technology with the contractor or owner.  This role will actively manage all costs related to the project, including contract changes as agreed to by the customer and EnviroMix.  The PM is responsible to EnviroMix for all such project components and resources to ensure strict compliance to the contract documents, Scope, EnviroMix drawings and the project schedule established.  The successful candidate will work closely with field-level personnel to ensure a quality project is delivered on-time and on-budget.  Our number one objective is to ensure our clients are 100% satisfied in our performance for each job.

  • Write purchase orders (“PO’s”) to Vendors/Subcontractors.

  • Track shipments from Vendors to site.

  • Prepare all shipping information for Director of Finance to invoice.

  • Prepare all shipping information/ prepared shipments with Vendors.

  • Obtain bid-day / PO quotes from Vendors/Subcontractors.

  • Create Operation and Maintenance Manuals for projects.

  • Participate in the development of submittals to client.

  • Maintain positive working relationship with contractor, client and/or Engineer contacts to facilitate successful project execution.

  • Work with the contractors and our vendors for each project on a daily basis; primary contact on all questions from each during every phase of the project.

Description:  The primary function of this position is assisting the Operations Manager to ensure upcoming projects are completed timely.  This position will work in the Charleston, SC office.  This position will have an active role in the following areas:

  • Architectural, Engineering, Renderings & Detailed Drawings:  Track progress on a daily basis to ensure project completion by expected due dates. Review drawings for completeness and accuracy. Assist with the value engineering of drawings.  Request truss quotes, layouts & profiles review for accuracy.

  • Job Start Process: Track progress on a daily basis to ensure project completion by expected due dates.  Prepare and submit Community ARB packages. Prepare and submit EFL packages. Prepare and submit building permit packages. Review all job start documents for accuracy and completeness.  Prepare job start packages for field managers, review packages with the field manager, communicate any corrections required responsible person(s), return updated job start package to field manager.

  • Cost Control & Margin Analysis:  Compare invoices to purchase orders and field purchase orders to ensure accuracy.  Take note of job cost variances; determine cause, communicate any problem areas to responsible person(s) to take corrective action.  Complete monthly margin analysis on all homes under construction.  Communicate any problem areas to responsible person(s) to take corrective action.

  • Market Research:  Become an expert on our competitive market. Research Builders in our area to learn what they build, how they build, what their standard features include and what it costs them to build.  Research Sales in our competitive market to learn what is selling, who is selling, what price points are selling?  Prepare graphs that plot spec homes and sold homes by builders.

  • House Closings: Prepare and track monthly closing report.  Work with closing attorney(s) to ensure all documents are received and ready for homeowner closing.

 

Required Skills:  Candidate should have a degree in Construction, Civil Engineering or related field.  Candidate should have good written and verbal communication, good customer service skills, strong PC and specifically Microsoft Excel skills, ability to read and interpret basic construction drawings, strong problem solving and analytical skills.  Computer skills should include Microsoft Office, Word, Excel, CAD and Sketch-Up.

Job Description

The Project Manager is responsible for the budgeting, planning and construction of projects ranging from tenant upfits and renovations to new construction. The Project Manager shall support the efforts of the Construction Department, which are primarily focused on renovations and tenant upfits across a 2.7M square foot portfolio and single-tenant and shopping center greenfield construction, mostly located in the southeast

 

Position will require self-motivation, problem-solving, attention to detail, organization, sound work ethic and time management skills, and strong verbal and written communication skills.  This position will report to the Vice President of Construction and Development. 

 

Essential Duties include the following:

  • Manage multiple projects from design to delivery for the duration of the project cycle.

  • Prepare cost estimates, bid packages and recommend vendors.

  • Understand construction contracts and payment procedures.

  • Negotiate and administer commitments and contracts.

  • Responsible for continuous communications with the general contractor’s staff to anticipate and coordinate needs for manpower, materials and subcontractors.

  • Participate in construction status meetings with detailed and accurate information on project status and budget changes.

  • Other duties as needed to ensure overall departmental milestones and goals are met.

 

Position Requirements:

  • Education:

 Bachelor degree in architecture, engineering, construction management or a related field or commensurate experience.

  • Experience:

 A minimum of three years’ experience in construction project management.

 Knowledge and understanding of established construction practices/techniques.

 Ability to read and interpret architectural and engineering plans.

 Must be able to handle multiple projects, changing priorities and steady workloads.
