Job Purpose

The purpose of the Project Estimator is to identify and analyze cost factors related to construction projects or the manufacturing of goods. The Project Estimator represents JHM on the costs associated with the construction of new properties and the renovation of existing properties between our Owners, Architects, Designers, Brand Representatives, General Contractors, Purchasing Company, and Vendors.

 

Major Responsibilities

  • Ensures that each Guest receives outstanding Guest Service by providing a Guest friendly environment which includes greeting and acknowledging every Guest, maintaining outstanding standards, solid product knowledge and all other components of Guest Service.

  • Empowered to guarantee total guest satisfaction, display hospitality and professionalism to our guests at all times, take pride in representing JHM Hotels professionally with our guests and assuring that all transactions with guests are handled in a legal and ethical manner.

  • Understands and apply all property safety and security procedures to maintain a secure and safe environment for associates and guests at all times.  In the event of an accident or emergency, gets medical attention if necessary and contacts the GM or Human Resources immediately.

  • Maintains a favorable working relationship with all company associates to foster and promote a positive working environment.

 

Essential Job Functions

  • Provide the company with the highest level of service in the construction and renovation of company real estate assets; includes planning, budget creation, monitoring, organization, and quality control along with other responsibilities

  • Read blueprints and technical documents to accurately depict product quantities and take offs

  • Create each construction project from scope to budget; develop processes to involve all key stakeholders and ensure new products exceed guests needs, wants and expectations

  • Bid administration; including request for proposals (RFP’s), compiles proposals, reviews proposals, and makes recommendations to stakeholders

  • Recommend cost-cutting methods, sourcing options, and efficiencies to increase profitability

  • Develop accurate Value Engineering reports in a timely manner and implement to achieve optimum cost effectiveness.

  • Perform any other duties asked by supervisor of member of the Ownership Committee to support the company’s objective

  • Keep immediate supervisor promptly and fully informed of all problems or unusual matters of significance

  • Attend regular project meetings

Experience/Education

College degree in Construction Management preferred; 3-5 years direct work experience in a construction organization, including all aspects of process development and estimation.

 

Certificates & Licenses

Valid State Driver’s License (anyone driving a Company vehicle or required to drive as a part of their job);  Others required by Brand Standard and/or State Law.

 

Computer Skills

As required by Brand Standard and Company standards. Prior experience with Microsoft Office Products and Timberline software preferred.

 

Language Ability

Ability to speak effectively with customers and/or associates.  Ability to write clearly and legibly. 

 

Math Ability

Able to perform basic to complex math problems.

 

Reasoning Ability

Ability to solve basic problems and/or know when it is necessary to get a manager to assist in problem solving.

ENGINEERING TECHNICIAN

 

Construction Science and Engineering, Inc. (CSE) has an immediate opening for a qualified Engineering Technician, to assist with the forensic investigations of existing buildings. The successful candidate should have a bachelor’s degree in a construction-related field. Specific experience in forensic engineering, property condition assessment, building codes and failure analysis and/or relevant registrations and/or credentials are desired, but not required.

 

The available position will require travel to locations in the southeast U.S., but primarily in South Carolina. Applicants must be able to perform visual surveys of existing buildings, determine the extent of defects and/or damages, perform basic research, prepare written reports and repair scopes. The successful candidate will be proficient with Microsoft Office, digital cameras, various types of field equipment, project scheduling, technical writing, be a team player and have good communication skills.

Field Engineer

BASIC SCOPE/PURPOSE:

Responsible for monitoring activities at their assigned construction sites. Inspects construction site daily and works with contractors to schedule deliveries/ensures that materials are delivered on time. Responsible for reviewing specifications or drawings and ensuring that construction progresses as scheduled and contract specifications are adhered to. Works to ensure that all state, federal and industry codes or specifications are followed. Also reports to management any deviations and works on corrections. Works in a safe and timely manner with the best quality possible.

DUTIES AND RESPONSIBILITIES:

  • Work closely with the Project Manager to ensure we are meeting the job specifications.

  • Review data to determine material type and size then prepare itemized lists.

  • Purchase, expedite and receive permanent material to ensure proper quantity and quality are received.

  • Perform material take offs and ensure proper quantity is ordered in a timely manner to meet the job deadlines.

  • Review inventory parts received for correct specifications.

  • Resolve any problems with parts that are not correct or have been shipped out of sequence.

  • Analyze blueprints, specifications, proposals, and other documentation to prepare for construction bids or installations.

  • Compute cost factors and prepare estimates used for management purposes, such as planning, organizing, and scheduling work, preparing bids, selecting vendors or subcontractors, and determining cost effectiveness.

  • Ensure that assembly and installation is correct and to specifications.

  • Consult with clients, vendors, or other individuals to discuss and formulate estimates for change orders and resolve any issues.

  • Generate new drawings on-site for change orders or modifications.

  • Other duties as assigned.

QUALIFICATIONS:

  • Engineering (Civil, Mechanical, Electrical) or Construction Engineer degree preferred or a minimum of 2 years of experience working in the field.

  • Must have good communication skills, verbal and written, with all levels from client, management to workers and subs.

  • Must have good computer skills (experience with Primavera and Expedition are a plus).

  • Must be able to read, write and communicate clearly with supervisor/co-workers/clients/vendors and take direction from site manager.

  • Must be able to utilize math at the college level and read/operate precision measuring equipment.

  • Ability to read and interpret blueprints, operating and maintenance instructions, shop drawings, procedure manuals and safety rules.

  • Candidate will be required to pass a drug test and Criminal background check.

We are looking for a Construction Superintendent to join our dedicated project management team.  In this role you will plan, organize, direct, and control the building aspects of each project in order to meet budget, quality, time and safety objectives.


Job Responsibilities   As a Construction Superintendent you will be responsible for directing the work flow consistent with the project schedule, communicating project priorities to field staff and subcontractors.   Additional responsibilities of the Construction Superintendent include:

 

  • Understanding and administering the Buchanan Construction Services safety program to include all subcontractors, ensuring that all accidents/incidents are promptly reported and investigated and assisting in safety inspections by outside agencies

  • Maintaining daily diary of all activities and site conditions and managing the punch list and closeout process through owner/architect acceptance

  • Working with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining BCS quality standards

  • Maintaining good working relationships with all subcontractors on the project, developing relationships within the community which enhance business opportunities, and ensuring subcontractors are treated fairly

  • Ensuring complete, accurate daily documentation of work orders/tickets, understanding subcontractor scope of work to avoid unnecessary change orders, and identifying problems early and act immediately to provide solutions

  • Developing and organizing the field team, arranging for temporary facilities/utilities for the site, and identifying long lead items that need to be expedited

  • Job Requirements   To qualify for the Construction Superintendent position you must have strong commercial building knowledge and excellent verbal communication and management skills.   Additional requirements of the Construction Superintendent include:

  • 5 years’ experience in commercial construction, including experience with a commercial general contractor
