DUTIES

This will require, but is not limited to, the following:

 

  • Coordination of Advent’s scope with client and internal team

  • Strategically consult and add value with clients

  • Lead discussions with key stakeholders on budget, timeline, materials, and installation

  • Reviewing production documents to insure accuracy

  • Ability to lead team to complete given projects

  • Gathering pricing from various vendors and preparing quotes for potential small projects

  • On-site installation supervision/management

  • New vendor research (capabilities, pricing, etc)

  • Day-to-day communication with clients and vendors regarding on-going projects

  • Collaborating with and managing work flow internally with other “departments”

  • Scheduling internal and external project team meetings

  • Client research

  • Logistics coordination

  • Expense tracking and reporting

  • High level note taking in meetings with extreme attention to detail

  • Keep multiple projects on track at the same time

  • Traveling required (up to 25%)

 

QUALIFICATIONS

  • Ability to solve problems on the fly

  • Sign Shop/Printing experience (3 to 5 years preferred)

  • Basic computer knowledge (Mac experienced preferred but not required)

  • General understanding of marketing, communications and customer service

  • Estimating experience

  • Flexible schedule

  • Highly organized and must have attention to detail

  • A self-starter with the ability to learn quickly

  • Proactive not reactive

  • General knowledge of Quick Books software (preferred, not required)

Essential Duties & Responsibilities

 

  • Professionally represents the company with clients, architects, suppliers and subcontractors

  • Responsible for project development, scope management and quality control

  • Works closely with project manager to manage RFI’s, submittals and other required tasks

  • Works with all stakeholders to solve problems, achieve the project goals and deliver projects on time and on budget

  • Develop new relationships through networking to obtain job prospects

Client/Design Professional Development:

Essential Duties and Responsibilities:

 

  • Project Construction:

  • Assist in the construction project from contract to closeout and certificate of occupancy.

  • Assist in obtaining permits necessary for the project.

  • Obtain and track all relative project submittals reviewing them against the construction documentation and sending to the design team for approval.

  • Create and maintain RFI log and RFI’s for the project.  Distribute to the design team for review.

  • Communicate effectively with HarkerDoerre teammates and subcontractors throughout each project.

  • Create and distribute clear and concise subcontractor and owner meeting minutes weekly. 

  • Create and distribute weekly Executive Reports to Project Manager for distribution.

  • At project completion assist Superintendent with Punch List management for the project.

  • Work with project superintendents daily to provide support on assigned projects.

  • Safety:

  • As a member of HarkerDoerre understanding of the company safety policy and compliance of the safety policy on the jobsite.

  • If at any time a hazardous or unsafe condition exists on a project it is the responsibility of the employee to notify the project team.

Tyner Construction Company, Inc. specializes in luxury custom homes and custom commercial projects.  We are looking for an experienced Construction / Project Manager.  Our offices are located in Asheville and Burnsville, NC.   We are preferred builders in    The Ramble, Walnut Cove, and Mountain Air Country Club.  Our company employs approximately 6 people in management positions.  We work with various architects and designers to complete 8 to 12 luxury custom projects per year.  We are an aggressive and extremely quality-driven group of professionals.  We are seeking a Project Manager with the following credentials:  Applicant must hold at least a four-year college degree, preferably with a Building Construction Management degree.  Candidate must have at least 2-5 years experience in bidding and managing high quality residential and commercial construction projects in the $1,000,000 to $5,000,000 range.  Must be tech savvy and familiar with computer and I-pad operations, e-mail, as well as scheduling software, Microsoft project, Excel, Word, Outlook, and Adobe PDF.  Applicant must be extremely organized, detail oriented, have a great work ethic, and possess a positive attitude at all times.  Must have exemplary communications skills with customers, subcontractors, suppliers, architects, and designers.  Our Projects Managers must be willing to put our priorities of schedule first and demand this with all trades.  Willingness to work overtime as required and attend customer meetings as needed on occasional weekends.  This position would include writing bid specifications and scope of work instructions for projects going out to bid, compiling complete quotes for projects, hiring and managing daily all the subcontractors, controlling the building schedules, enforcing the highest quality of work, and overseeing warranty work on projects they managed.  Salary compensation is variable according to your current skill level and work history, plus cell phone.

POSITION SUMMARY:

 

Includes, but not limited to the follow construction management skills: scheduling daily construction activities, inspecting the quality of work, budgeting, reviewing shop drawings and invoices, coordinating warranty items, attending homeowner meetings, maintaining Energy Star, green building compliance and adhering to plans and specifications. Possessing a passion for construction and willing to provide superior customer service.

 

Essential Functions, Duties and Responsibilities:

 

  • Train and supervises the day to day construction labor on assigned job sites.  Labor is 100% done via subcontract.  Also responsible for recruiting trade base.

  • Performs miscellaneous “punch out” items in preparing house to close.

  • Communicate and project the proper attitude to all customers and employees through all forms of communication (writing, verbal, appearance).

  • Conducts lot inspection conferences with customers for the houses assigned.  Lot inspection requires grade setting, utility and house location within lot dimensions.

  • Is responsible for maintaining marketing and job number signs on each job during construction.

  • Is responsible for ensuring safe work practices are evident on all jobs.  Must insist upon compliance with “Castle Contractors” safety and health policies as stated in the Safety and Health Model Plan.  Must understand and comply with all OSHA job site requirements.

  • Facilitate and negotiate company position with “hard to resolve” customer requests.

  • Where necessary, has the coordinated authority with the Purchasing Manager to take disciplinary action reference trade contractor’s failure to perform.

  • Attends and participates in weekly production team meetings.  Most important agenda items are resource scheduling, field problem report processing and service work backlog.

  • Attend and participate in regular classroom training sessions

  • Responsible for timely completion of pre-closing walk through items and assigned after closing work/service orders.

  • Responsible for care and maintenance of any assigned company equipment.

  • Completes pre-construction review of CAD prints, estimate detail, and schedule for each assigned house.

  • Processes Purchase Order (PO) approvals upon successful completion of each

 

Essential Knowledge, Skills and Abilities

 

  • Technical construction ability to manage construction resources and to diagnose and resolve field problems.

  • People skills to articulately and professionally handle conflict with customers, inspectors and subs.

  • Ability to train subs on construction techniques and field problem resolution.

  • Organization aptitude to manage the scheduling of all construction resources.

  • Willingness to work longer hours as needed.  Must possess physical capabilities to lift construction materials, handle small hand and power tools, and drywall & painting repair/touch-ups during punch out phase work.

  • Bachelor’s Degree in Construction Management, Engineering or Architecture

  • Proficient in all Microsoft Office Programs

  • Experience in AutoCAD

  • Experience with Residential Remodeling or New Construction

  • Must be able to use hands to touch, grab, handle, or feel objects, reach with hands and arms, climb stairs, balance, twist, stoop, kneel, crouch, or crawl into tight spaces, talk and hear, taste and smell

  • Must be able to lift over 25lbs.

  • Must be able to make and receive phone calls
