My company is looking for a project manager to assist in the development and construction of residential rental properties and light commercial developments. Trustmark and its affiliate Housing Consultants, both owned by Randall F. Aldridge, develop, construct and manage their properties in Alabama, Mississippi, Arkansas and South Carolina. Trustmark currently has four projects in South Carolina under construction. We anticipate starting construction on three new developments in South Carolina in November of this year and one in Tennessee.

The position would report directly to Randall F. Aldridge and would be responsible for but not limited to:

  • Preparing initial cost estimates

  • Prepare construction completion schedules

  • Maintain current information on all pricing from suppliers and subcontractors

  • Work with architects and engineers on site development and building plans

  • Track all construction progress through completion

This would be an excellent opportunity for an entry level person or someone with only a few years experience.

SUMMARY

Provide coordination, management, planning and implementation of manager-assigned Vertical Lift Fabric Door projects from start to closeout. Manage budget & project timelines. Provide direction and support to project team including sales, production and door installers. Monitor and report on project progress. Track project milestones and deliverables. Manage scope changes, identify potential crises, and devise contingency plans as necessary. Coordinate project contract review processes.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Support Sales pre-turnover activities including pre-release approvals

  • Participate in door project contract review & Coordinate/administer approval process

  • Coordinate door project design & operation review

  • Manage Electrical and Mechanical drawing submittals & technical data package(s)

  • Generate Production data package

  • Reserve and/or track project specific materials & Track process through build & ship

  • Generate Installation data package including coordination with GCs/dealers

  • Manage installation activities and General Contractor (GC) coordination

  • Assist Installation coordinator with field issues

  • Evaluate/investigate project issues in various departments

  • Plan and implement project coordination improvements “historical issues”

  • Manage Architects technical questions in regards to door capabilities, building interface for door install, electrical requirements, etc.

  • Assist with Sales requests such as technical questions & project administration questions

 

KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED

  • Knowledge of both theoretical and practical aspects of project management

  • Knowledge of general building construction management

  • Experience with architectural and structural drawings

  • Knowledge of contract review & negotiations

  • Exposure to change management processes

  • Demonstrated analytical problem solving experience and decision making skills

  • Strong written and verbal communication skills

  • Knowledge of applicable building codes and construction techniques

  • Proven ability to work and lead in a team environment.

  • Proven organizational skills; prioritize and organize tasks, efficiently and effectively.

  • Demonstrate a “sense of urgency” on getting tasks closure

  • Proven customer resolution skills and ability to maintain perspective in conflict resolution

 

EDUCATION and/or EXPERIENCE

Three to five years direct work experience in project management capacity.  Desire Bachelors degree in construction management or similar education. Desired experience in general contracting or sub-contracting capacity. Desired experience managing “job” site equipment installation. Desire experience working with architects and engineers.

PRECONSTRUCTION MANAGER

Job Description:

  • Manages all aspects of pre-construction process to establish costs for construction projects.

  • Compiles and analyzes information from all clients and stakeholders to identify requirements for the design process and schedules and monitors the flow of information and progress of design to ensure complete and timely issuance of deliverables.

  • Attends and manages site visits to ensure all relevant information is gathered for preparation of a complete proposal and assures estimates are complete and accurate.

  • Completes scope of work or bid packages for soliciting subcontractor/vendor proposals, and completes quantity survey to determine costs, prepares the proposal estimates to establish the budget, and works with Business Development to produce final proposal and establish preliminary schedule.

  • Establishes pre-construction schedule, sets performance expectations, communicates information to the proposal team, works closely with Superintendents, Project Managers, subcontractors and vendors  and all stakeholders to ensure timely project award, and maintains lead until ‘turnover’ meeting is held and the project is turned over to the designated Project Manager in production.

  • Analyzes completed projects to provide improvement recommendations to cost estimating procedures to reduce future discrepancies between estimated and actual costs and identifies cost trends to assist management in cost reduction and process improvement efforts.

  • Performs other duties as assigned.

 

Qualifications:

  • Four year college degree (B.S.) or equivalent plus 4 years minimum of job related experience or equivalent combination of education and experience.

  • Ability to read and interpret documents such as complex plans and specifications; to write routine reports and correspondence; and to speak effectively before groups of customers or employees of organization.

  • Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.  Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

  • Knowledge of Contact Management systems; Estimating software; Computer Aided Design Software; Project Management software and Spreadsheet and Word Software.
